This investment in new complexes relates to both individual complexes and entire real estate portfolios. The geographic focus is currently on good locations in major cities in Germany and Belgium. A large proportion of the portfolio consists of properties in Berlin, Munich, Düsseldorf, Aachen and Brussels. A characteristic of the new investments is the high quality. This applies not only for their location and technical condition, but also for the standard of their tenants.

Privatisation:

Guarantee of a dynamic portfolio

The core activity of Continental Realty is the acquisition of existing, rented residential complexes, and the subsequent sale of the individual apartments. A passive approach is used for their sale, which means that respect for tenants’ rights is guaranteed. An apartment is only put on the market when the tenants decide to terminate the contract, or if they want to buy it themselves. In addition to sitting tenants, Continental Realty sells the apartments to private buyers for their own use and to private investors. This “privatisation” gives the portfolio a highly dynamic character.

Continental Realty is constantly selling apartments, while also constantly adding new complexes to the portfolio.

Optimisation:

Intensive management and renovation give a quality boost

When complexes are first acquired, Continental Realty improves their (rental) operation by applying intensive financial and technical management. When a tenant terminates the contract, the apartment is usually renovated to bring it into line with the requirements of potential buyers. After acquiring a new complex, Continental Realty often invests in raising the quality level of the common areas. These investment programs can include, for instance, the installation of elevators. A number of complexes have also been given a quality boost by the addition of penthouses.
